What to expect when engaging with Notable Property Group when purchasing your property:
1. Discovery call
This call can either be a 1 on 1 call
In this Discovery Call our goal is to understand your objectives.
We take the time to understand where you are on your property journey.
Whether you are looking for your first home, an investment property or wanting to increase your property portfolio we would be honoured to be part of your property journey.
Many buyers understand the value of wanting to use real estate as a vehicle for investment for your retirement right through to potentially using property to generate positive cashflow and / or capital growth.
We have in-depth knowledge on how to strategize and maximize your tax savings through negative gearing so that you can achieve your property goals.
We discuss the various options and projects available to establish which align best with your short and long terms property goals.
2. Establish which property type will be best for you
With a selection of house and land, townhouses or apartments we will establish which property type will be best suited to meet and align with your property goals.
Our experience has shown:
- Capital Growth is best achieved through house and land or townhouse purchases.
- High yield and cash flow is best achieved through the purchasing of apartments.
3. Extensive research is conducted
We conduct research on properties that meet your needs.
Our extensive research includes research on the developer as well as the builder.
We look for:
- Reputable developers and builders.
- Past results are considered.
- Guarantees on work produced.
- On house and land packages we secure fixed price guarantees to ensure the cost of your build does not increase from the initial agreed price.
4. Selection of properties will be presented
- We typically present up to 3 properties that meet your needs and requirements.
- Each property will be presented with a spreadsheet outlining the numbers, as well as the pros and cons.
- For investors we will include income and expenditure figures on each property enabling you to have a holistic view on the long-term opportunities and outcomes.
5. Decision time
Once you have made your decision, we will begin the process to purchase.
- All of your details will be gathered.
- A holding deposit will be required.
- Once the deposit has been received the property will be removed from the market.
6. Sourcing of industry related parties
We will work with you to source all the industry partners to ensure a smooth transaction. This includes:
- Mortgage broker, solicitor and conveyancer.
- For investors we will assist you in finding leasing agents who specialize in “buy to rent”.
- Once your solicitor has reviewed the purchasing documents, you will sign and the balance of the deposit will be required.
7. Prior to settlement
We will assist you with the relevant documentation requirements as well as any other elements that need to be in order for settlement, and where necessary will refer you to a mortgage broker.
8. On settlement
Keys will be handed over and you can celebrate!
