Selling a property that is occupied by a tenant may be highly appealing to an investor.
The risk of having a tenant in the property is that you / we do not have control on the presentation of the property and show house times may be limited as we need to consider the tenant.

If the tenant is under a fixed term contract and the buyer wishes to move in, the buyer will need to wait until the fixed term is over. The risk of this is often a buyer whose intention is to by to move in will not consider property that is tenanted under a fixed term contract.

If the tenant is not under a fixed term contract and the buyer wishes to move into the property, it can be sold as a “vacant possession” which means the tenant will have 30 days to vacate the property from the time of sale.
