Did you know that we recently teamed up with Fiona Yang and Peter Li of Plus Agency? So now we can offer you both sales and purchasing options from the same office. This is good news if you’re looking to sell in 2024.

Why? Because selling your home is absolutely not going to be a problem. But, you might find it difficult to find a new property to move into, because the available supply is so low at the moment.

All your property needs under one roof

When you work with our team here at Notable Property Group, we will not only assist you with selling your current home but we can also help you to find your next home.

This takes the pressure off having to find a suitable home to purchase and move into because our team will get to work and find just the right one for you.

We are now your one-stop shop for both selling your current home and purchasing your new one. We’re excited to be able to offer this additional service to our clients and can’t wait to assist you on your property journey.

Apart from working with us for this important next step in your life, there are other things that you can do to initiate a successful sale and purchase in 2024.

Get your finances in order

The first thing you want to do is get your finances in order so that both the sale of your current home and the purchase of a new one run smoothly.

For this, you want to get a valuation of your current property and work out how much you have left to pay on your mortgage. This will give you an idea of how much of a deposit you can place on your new home and how much you will need to borrow.

Then, you want to approach your bank to see how much you can borrow for your next home. But, don’t just approach your own bank. With interest rates the way they are at the moment, it’s definitely a good idea to shop around for the best deal.

It’s also a good idea to enlist a mortgage broker to help you. This means less work for you and your broker will be able to find you the best deal.

Call us for a free consultation

We are happy to have a walk-through of your current home and give you an idea of how much it is likely to sell for in the current market, and recent comparative sales in your area.

Not only that, but we would also be happy to make some suggestions of small improvements that you can make to not only make your home more appealing to buyers but also to fetch a better price.

More often than not, your home may only need a few touch-ups and upgrades that won’t cost too much but will make a huge difference in the final sales price.

Simple things like a fresh coat of paint, and upgrading the floor coverings and window treatments can add tens of thousands of dollars to the final price that you can achieve.

You’ll also find that small cosmetic upgrades, such as modernising the kitchen cupboards and tapware, will attract a greater number of prospective buyers.

And don’t forget the exterior of your home, because first impressions really do matter. A neat garden and fresh facade will go a long way to enticing prospective buyers to come and view your home.

Thinking of selling in the new year? Get in touch today

Even if you don’t plan to sell until the new year, it’s a good idea to get in touch with us sooner rather than later. This will give you ample time to get your home ready for the sale and your finances in order.
