If you’re thinking about buying an apartment off-the-plan, you’re essentially buying something that hasn’t been built yet. This means that you can’t physically look through the apartment, so you have to study the plans and the accompanying literature to make your buying decision.

Here are some features to consider when choosing the right apartment to buy.

The layout and floorplan

First, you want to study the layout of the apartment by looking at the floor plan. Then, ask yourself whether it’s going to have everything that you need.

For example, is the living area an open-plan space and will this suit your lifestyle? Is the apartment filled with natural light? Does the apartment have enough storage space for all of your belongings?

One that we love is The Village Green in Bella Vista – a townhouse and apartment complex that offers four-bedroom townhouses and various apartment layouts with generous open-plan living spaces and an abundance of natural light. This makes them ideal for families, with the added convenience of a childcare centre next door.

Remember, that once a townhouse or an apartment has been built, unlike a house, it’s very difficult to make any structural changes so these things have to be suited to your needs from the beginning.

Convenient location

Many people choose apartment living because it offers convenience. More often than not, you might not even need to own a car if shops and public transport are close by. Some apartment buildings even have a selection of retail shops on the ground floor.

Consider whether this is something that appeals to you and/or whether these are things that are a necessity.

If convenience is one of your top priorities, have a look at The Boulevard in Rouse Hill. This complex is within walking distance of the future Sydney Metro Northwest Rouse Hill Station as well as being in the middle of the Rouse Hill Town Centre.

The facilities within the building complex

Apart from retail shops, you might also like the advantage of other facilities that you would utilise such as a gym, pool or even a cinema room. Having all these facilities right on your doorstep without having to leave the building might be a benefit that you simply can’t live without.

Do you need a car park?

If you still like the convenience of having your own car, you want to make sure that the apartment comes with its own dedicated and secure car parking space. This means that your car will be housed securely on those days that you don’t need to use it.

If you drive an electric vehicle, you also want to ensure that the garage has its own electric charging facility. More and more new apartment buildings are now including this in their plans.

Social amenities

Another thing that you might want to think about is if there is a social component to the overall amenities provided by the building. This is particularly important if you have a young family.

For example, are there plans for a children’s playground on the site or will there be an outdoor BBQ area that you can utilise with other residents?

Green spaces

As we become more sustainable and climate conscious, having green spaces around where we live is becoming more and more important. Not to mention that green spaces are also good for our mental health.

So, you want to consider how much outdoor space is being allocated for these green spaces and how will these be utilised. Some apartment complexes are even incorporating community gardens where residents can enjoy some gardening activities by growing edible plants that can be shared.
